Step 1: Concept Development & Budget

In this initial phase, we focus on understanding your vision and developing a conceptual framework for your project. Here’s what to expect:

  • Landscape Vision: A detailed discussion to capture your ideas and preferences.
  • Concept Plan: A schematic-level design that outlines the project’s basic layout and features.
  • Character Images: Visual references that help define the style and aesthetics of your landscape.
  • Scope Narrative & Graphic Delineation: A comprehensive overview of the project’s scope, including visual and written descriptions.
  • Budget: An initial budget estimate to align expectations.
  • Defined Revisions: We will outline the number of meetings and revisions included in this phase, with final sign-off required by the client.

Step 2A: Design-Build

For clients seeking a streamlined and integrated process:

  • Retainer Agreement: A percentage of the budget is required as a non-refundable retainer to proceed with our sister company, The Todd Group Inc.
  • Design Refinements: Our team will refine the drawings and details to finalize the build project.
  • No Additional Design Fees: All design costs are included to the build project per the agreed upon scope, thus eliminating unexpected expenses.
  • Retainer Application: Once the build proposal is approved, the retainer is applied toward the project deposit.
  • Streamlined Process: This approach ensures direct communication with our design and build teams, providing continuity and efficiency.
  • Additional Tools: Depending on project needs, we may provide product samples, additional sketches, or images to finalize the design.

Step 2B: Design-Only

For clients preferring a traditional design path:

  • Refined Plans and Documents: Includes a detailed design development plan, construction documents, specifications, and bid documents.
  • Client Ownership: You retain ownership of all documents and may use them independently.
  • Extended Timeline: This approach typically requires more time and resources.
  • Optional Services: For an additional fee, our design team can oversee the bidding and construction process.

Step 3: Implementation

At this stage, we bring your vision to life:

  • Design Administration: For both design-only and design-build projects, you can choose to retain our design team to oversee the implementation process.
  • Extra Services: Any changes to the project documents during this phase will be considered additional services, billed at an agreed-upon fixed fee or hourly rate.
